Buying property in North Cyprus from the US, Canada, Australia or Ireland
As of 16 October 2026, buyers living in the US, Canada, Australia or Ireland buy in North Cyprus under the same TRNC rules as other foreigners: Council of Ministers permission, within the limits of Decree-Law 119/2026. Whether a higher limit applies to your passport is a question for your lawyer. Home-country tax and reporting duties are a separate matter: ask a qualified tax adviser in your own country.

The TRNC rules are the same wherever you live
Official rule: Foreign individuals and foreign companies may buy property in the TRNC only with purchase permission from the Council of Ministers, within the limits of Decree-Law 119/2026. A company with any foreign shareholding counts as a foreign legal entity. (TRNC Official Gazette No. 196, 6 October 2026, Decree-Law 119/2026).
Your home country does not change the steps; it changes the paperwork you bring, the currency you pay from and the advice you need at home. The limits, as read from the decree:
- Limits (one of these forms): a plot of up to 1,338 m² with one dwelling; up to 3 apartments (6 for nationals of states that recognise the TRNC and give TRNC citizens the same right); a detached house on land of up to 3,300 m², with no second dwelling on that land; or 2 two-storey detached villas within a housing estate or site (3 under the same reciprocity rule).
- Timing: the stamped contract must be registered at the District Land Registry within one month; title transfer must follow within one year of the permission being published in the Official Gazette, and transfer fees within 75 working days of that publication, or the permission lapses.
Does a higher limit apply to your passport?
The decree allows 6 apartments instead of 3, or 3 two-storey detached villas on an estate or site instead of 2, only for nationals of states that recognise the TRNC and give TRNC citizens the same right. Northea does not list which states meet that test and makes no statement about the United States, Canada, Australia or Ireland.
Ask your lawyer in writing, before you reserve: does a higher limit apply to my passport, and if I hold a second nationality, which one will the application rely on? Northea analysis: plan your purchase on the standard limits until you have that answer in writing. The full rules are on our foreign buyer rules page and in Can foreigners buy property in North Cyprus?.
What is specific to your home country
These are the practical points that differ with where you live. None is a statement of home-country law.
| Home country | Currency you hold | Ask at home | Practical point |
|---|---|---|---|
| United States | US dollars | Which of your tax authority's rules on foreign property, foreign accounts and rental income apply to you | Our payments page lists bank transfers in GBP, EUR, USD or TRY, as fixed in the contract |
| Canada | Canadian dollars | Whether owning property abroad creates reporting or tax duties for you, and in which year | English and French speakers alike: sign only in a language you understand and ask for a translation of the contract |
| Australia | Australian dollars | How rental income and a gain on sale are treated for an Australian tax resident | The time difference is large: agree in advance when your lawyer will call you, and which messages need a signed reply |
| Ireland | Euros | How your tax authority treats foreign rental income and gains | If you live in the EU, ask your lawyer in writing what the 2009 EU court judgment in Apostolides v Orams could mean for you and for the parcel (see our Germany, Austria and Switzerland guide) |

Documents and powers of attorney from home
Our eligibility guide summarises the Ministry of Interior's published document list for a permission application. Requirements can change, and some documents come from registers at home. Before you order anything, ask your lawyer:
- Which documents does the Ministry require from me today, and in which form?
- Is a criminal record certificate required from me, and which certificate from my country is accepted?
- Must each document carry an apostille or other legalisation, and from which authority?
- Must it be translated into Turkish, and by whom: a sworn translator in my country or in the TRNC?
- How recent must it be on the day the application is filed?
- If I will not be present: what form must a power of attorney signed at home take (notary, apostille, language), and which acts exactly does it authorise? Ask your lawyer to draft it narrowly.
Paying from abroad: your currency and the contract currency
The contract fixes one currency for the price and for every payment. If you hold US, Canadian or Australian dollars, or euros, and the contract is in another currency, every movement in the exchange rate between reservation and the last payment changes what each payment costs you, even though the contract price does not move. Northea gives no exchange rates, does not forecast them and does not recommend providers.
Ask your sending bank, before the first payment: will you pay the receiving bank directly or through an intermediary; what will you and any intermediary deduct; will the recipient receive the full contract sum in the contract currency; and when is the conversion rate fixed? Then send a small test payment first. Pay only into the account named in the contract, and confirm the details with your lawyer by a separate channel before every transfer.
Expect questions about where the money comes from. See Currency in North Cyprus for property buyers and banking and money transfer.
Financing and tax: questions for advisers at home
Northea does not arrange or advise on home-country borrowing or tax. Some buyers raise money at home against assets they already own and then pay in cash; whether that is possible, and on what terms, is a matter for a lender and a regulated adviser in your country. See financing a North Cyprus purchase as a foreign buyer.
Ask a qualified tax adviser in your country, before you buy: must I report the property or a related account to my tax authority; how is rental income taxed for me; how is a gain on sale taxed; and does tax already paid in the TRNC count at home? The TRNC side is in property taxes and costs.
Government advisories
Several governments publish travel or property advisories about the north of Cyprus. They differ, they change, and Northea does not summarise or quote them for the countries on this page. Read your own government's current advice before you travel and before you sign, and take what it says to your lawyer. Title history is the point to press: ask for a written opinion on the title type and the chain of title before you pay anything beyond a modest, refundable reservation deposit (title deeds explained).
The order of work from abroad
- Appoint an independent TRNC-licensed lawyer who does not act for the seller or developer.
- Agree the budget in your own currency and the contract currency, and take tax and lending questions to advisers at home.
- Prepare your documents and any power of attorney as your lawyer specifies.
- Have the title searched and its history set out in writing before any payment beyond a reservation deposit, on refund terms you have read.
- Sign the contract in a language you understand. The stamped contract must be registered at the District Land Registry within one month, and the permission application made; otherwise the contract is void. Ask your lawyer from which date the month runs.
- Diary the deadlines after the permission is published in the Official Gazette: transfer within one year, transfer fees within 75 working days.
- Work through our buyer checklist. The International Buyer Desk runs an indicative eligibility pre-check and cost estimate; your lawyer confirms it. Planning a visit first? See buying without living there: viewing trips and remote purchase.
Exceptions and limits. Whether a higher purchase limit applies to your nationality is a question for your lawyer, and home-country tax, reporting and lending rules are for advisers in your own country. Rules can change; confirm each point before you commit.

Questions buyers ask
Can Americans buy property in North Cyprus?
Yes, as foreign buyers, with Council of Ministers permission and within the limits of Decree-Law 119/2026. Whether a higher limit applies to a US passport is a question for your lawyer, in writing; Northea does not list which states qualify. Appoint an independent TRNC-licensed lawyer first.
Can Canadians buy property in Northern Cyprus?
Yes, as foreign buyers, with Council of Ministers permission and within the limits of Decree-Law 119/2026. Ask your lawyer whether a higher limit applies to your passport and to any second nationality. Sign the contract only in a language you understand.
Can Australians buy property in North Cyprus?
Yes, as foreign buyers, with Council of Ministers permission and within the limits of Decree-Law 119/2026. Whether a higher limit applies to an Australian passport is for your lawyer to confirm in writing. Much of the work can run from abroad through a lawyer or an authorised attorney.
Can Irish citizens buy property in North Cyprus?
Yes, as foreign buyers, with Council of Ministers permission and within the limits of Decree-Law 119/2026. Ask your lawyer in writing whether a higher limit applies to your passport, and what the 2009 EU court judgment in Apostolides v Orams could mean for you and for the parcel.
Do I have to report a North Cyprus property to my home tax authority?
That depends on your country's rules and your tax status. Northea gives no tax advice and states no thresholds. Ask a qualified tax adviser in your country, before you buy, about reporting, rental income and any gain on sale.
Can I pay in US, Canadian or Australian dollars, or in euros?
The contract fixes one currency for the price and each payment. Our payments page lists bank transfers in GBP, EUR, USD or TRY, as fixed in the contract. Your bank converts any other currency into it, so ask what is deducted and when the rate is fixed.
Can I get a mortgage from my home bank for a North Cyprus purchase?
Whether a lender in your country lends for a purchase abroad, in particular in Northern Cyprus, is a question for that lender and a regulated adviser. Northea does not arrange home-country borrowing. Our financing guide sets out the routes and the questions to ask.
Is it safe to buy property in North Cyprus from abroad?
The risks are real and can be examined before you pay: recognition, pre-1974 ownership claims, permission to buy, off-plan delivery, currency and resale. A lawyer's written title opinion, registered contract and milestone payments reduce them. See our guide to the risks.
