Buying property in North Cyprus from the UK

Short answer

As of 11 October 2026, UK nationals can buy property in North Cyprus (TRNC) on the same terms as other foreign buyers: Council of Ministers purchase permission, within the limits of Decree-Law 119/2026. The UK does not recognise the TRNC, so the higher limits for recognising states should not apply. UK government guidance warns that many titles in the north are disputed. Appoint an independent TRNC-licensed lawyer first.

Can UK nationals buy? The TRNC rules

Official rule: Foreign individuals and foreign companies may buy property in the TRNC only with purchase permission from the Council of Ministers, within the limits of Decree-Law 119/2026. A company with any foreign shareholding counts as a foreign legal entity. (TRNC Official Gazette No. 196, 6 October 2026, Decree-Law 119/2026).

The current limits and timing, as read from the decree, are:

  1. Limits (one of these forms): a plot of up to 1,338 m² with one dwelling; up to 3 apartments (6 for nationals of states that recognise the TRNC and give TRNC citizens the same right); a detached house on land of up to 3,300 m², with no second dwelling on that land; or 2 two-storey detached villas within a housing estate or site (3 under the same reciprocity rule).
  2. Timing: the stamped contract must be registered at the District Land Registry within one month; title transfer must follow within one year of the permission being published in the Official Gazette, and transfer fees within 75 working days of that publication, or the permission lapses.

Why the standard limits apply to UK nationals

The decree allows higher limits only for nationals of states that recognise the TRNC and give TRNC citizens the same right. The FCDO's travel advice for Cyprus states that the British government does not recognise the self-declared TRNC (GOV.UK, read 11 October 2026).

Northea analysis: a buyer relying on a British passport therefore falls under the limits in Decree-Law 119/2026 (up to 3 apartments, or one of the other forms listed above). If you hold a second nationality, your lawyer confirms which limit applies to you before you reserve. The full rules are on our foreign buyer rules page and in our guide to whether foreigners can buy property in North Cyprus.

The rules are temporary. Decree-Law 11/2026 (TRNC Official Gazette No. 28, Annex I Part II, 12 February 2026; made under Article 112 of the Constitution) already set today's purchase limits. Decree-Law 63/2026 (No. 87, 11 May 2026) kept them and added a one-month deadline to register a stamped contract at the Land Registry (otherwise void), the licensed intermediary investor, and an apostilled criminal record and military clearance check. Decree-Law 89/2026 (No. 147, 7 August 2026) re-enacted 63/2026 as its validity was ending, without the criminal-record and military-clearance requirement. Decree-Law 119/2026 (No. 196, 6 October 2026) repealed 89/2026 (art. 14) and re-enacted its provisions, in force from publication (art. 16). A decree-law is temporary unless Parliament enacts it; your lawyer confirms the text in force on the day you sign.

What UK government guidance says about property in the north

GOV.UK's guidance 'Cyprus: buying property' (FCDO, last updated 27 November 2019; read 11 October 2026) has a section on the north. It states: "The ownership of many properties is disputed in the north of Cyprus", with thousands of ownership claims from people displaced in 1974.

The same page says that the European Court of Human Rights has ruled in a number of cases that pre-1974 owners continue to be regarded as the legal owners; that purchasers could face legal proceedings in the courts of the Republic of Cyprus, and attempts to enforce those judgments elsewhere in the EU, including the UK; and that there has been at least one successful case to enforce such a ruling in the UK, putting UK-owned property at risk.

It adds that a future settlement of the Cyprus issue could have serious consequences for property bought in the north, including possible restitution to the original owner; that since 20 October 2006 buying, selling, renting, promoting or mortgaging such property without the permission of the owner registered with the Republic of Cyprus Land Registry is a criminal offence under the Republic's criminal code; and that documents relating to a purchase in the north may be confiscated when crossing the Green Line. It also notes that the FCDO cannot give legal advice or become involved in disputes between private parties.

Northea repeats these statements as GOV.UK makes them; it does not assess them. What they mean for a specific parcel depends on its title type and history, which your lawyer sets out in writing. Title types are explained in our guide to title deeds in North Cyprus.

Travel practicalities on GOV.UK

The FCDO's travel advice for Cyprus (read 11 October 2026) makes these points about the north. TRNC entry rules for UK passport holders are set by the TRNC authorities and are not described on GOV.UK; check them before you travel.

  1. The Republic of Cyprus authorities count time spent in the north towards the 90-day visa-free total for Cyprus.
  2. If you enter the Republic of Cyprus through the north, for example through Ercan Airport, the Republic's authorities consider it illegal entry; GOV.UK lists fines, refusal of entry or exit, and being prevented from crossing back as possible consequences.
  3. Cars hired in the Republic often have no insurance cover in the north, and you will not be allowed through a crossing without the correct insurance documents.
  4. The FCDO can provide only limited consular support in the north, and the authorities there do not share information on British nationals with the British High Commission.

Buying from the UK: the order of work

The steps are the same as for any foreign buyer; distance changes only how documents move. Under Decree-Law 119/2026 the permission application can be made in person, through a lawyer or through an authorised attorney. Buying from Germany, Austria or Switzerland? See our guide for buyers there.

  1. Appoint an independent TRNC-licensed lawyer who does not act for the seller or developer. The FCDO's directory of lawyers in the north of Cyprus is a starting point; GOV.UK states its lists are not recommendations. The Cyprus Turkish Bar Association publishes lawyer lists by district bar.
  2. If you will not be present, your lawyer confirms the form a power of attorney signed in the UK must take, including any notarisation, apostille or translation.
  3. Prepare your documents early. The Ministry of Interior's list for a permission application includes a passport copy and an original criminal record certificate from your own country; your lawyer confirms which UK document is accepted and how it must be certified.
  4. Have the title searched and its history given to you in writing before any payment beyond a modest, refundable reservation deposit.
  5. Diary the deadlines: registration of the stamped contract within one month of signing, then transfer fees and transfer after permission is published.
  6. Work through our buyer checklist and the questions to ask before a deposit; the International Buyer Desk runs an eligibility pre-check and cost estimate.

Moving money from the UK

Northea gives no exchange rates and does not recommend providers. A calm process matters more than the rate on the day.

  1. Use your bank or a provider authorised by the Financial Conduct Authority; the FCA register shows whether a firm is authorised.
  2. Pay only into the account named in the contract, and confirm the account details with your lawyer by a separate channel before each transfer.
  3. Keep a complete file: the contract, invoices, transfer confirmations and receipts for stamp duty, fees and taxes on the sale.
  4. Your lawyer confirms whether the permission file, the Land Registry or a residence application needs bank evidence of payment, and in what form. For the full payment map, see Banking and transferring funds for a North Cyprus purchase.

UK tax: where the official pages are

Northea does not give UK tax advice. If you are UK resident, HMRC rules may apply to rental income from, or a gain on, property abroad; ask a UK tax adviser. The official starting points are GOV.UK's Tax on foreign income and Tax when you sell property: selling overseas property.

TRNC purchase costs are covered separately in our guide to property taxes and purchase costs in North Cyprus.

Residence permit and property: the rules since October 2026

Does buying property give the right to residence or citizenship?

Not by itself. Owning a home in the TRNC that is suitable for living in and used as your residence can be the basis of an application for a short-term residence permit (Residence Permits and Visas Regulation, art. 14(2)(b)). Under the rules in force since October 2026: with a title deed in your name, the permit is issued for 10 years if the property you bought is worth GBP 300,000 or more in total and for 5 years below that, with no income condition (TRNC Official Gazette No. 193, 2 October 2026); with a sales contract stamped and certified by the Income and Tax Office, it is issued for 5 years with no income condition at a contract value of GBP 300,000 or more; below that value, it is issued for 5 years if you prove a regular monthly income of one minimum wage (apostilled home-country document or any bank's document), or may be issued for up to 5 years on a bank document showing such income (TRNC Official Gazette No. 194, 5 October 2026). This Regulation does not grant citizenship; citizenship is governed by separate law. NORTHEA is not an immigration adviser and does not apply for, arrange or promise residence; an independent TRNC-licensed lawyer or immigration specialist confirms whether you qualify.

Also required for contract buyers (art. 14(2)(b)(iii), unchanged): at least one third of the price paid and an application made for Council of Ministers purchase permission. Northea analysis: the text sets periods and a value threshold, not an automatic right; you apply, the other conditions apply, and the authorities decide. It does not say which exchange rate or date applies to another currency, or whether the minimum wage is gross or net, so this page gives no amount. Art. 28A(1) waives the (v) income condition for citizens of the Republic of Turkey; the October amendments did not change it, but confirm with counsel how it applies to the new text and what form the contract needs below the threshold. This is a short-term permit under art. 14, not permanent residence.

For UK buyers: the FCDO's travel advice states that the Republic of Cyprus does not recognise residence permits issued in the north (GOV.UK, read 11 October 2026). Ownership, residence and citizenship are three separate questions; take immigration advice from a qualified professional.

Source: TRNC Official Gazette No. 194, Annex III, 5 October 2026 — Residence Permits and Visas (Amendment) Regulation, A.E. 943 (replaces art. 14(2)(b)(v); in force on publication); Official Gazette No. 193, Annex III, 2 October 2026 — amending Regulation A.E. 932 (replaces art. 14(2)(b)(iv)). Checked 10 October 2026.

Exceptions and limits. The UK does not recognise the TRNC, so the higher limits for recognising states should not apply to UK nationals. UK government guidance warns that many titles in the north are disputed, and UK tax questions belong with HMRC guidance and your own adviser.

Questions buyers ask

Can British citizens buy property in North Cyprus?

Yes, under the same foreign-buyer rules as other nationalities: Council of Ministers purchase permission and the limits in Decree-Law 119/2026 (up to 3 apartments, or one of the other forms listed above). The application is made within one month of signing, and permission is not guaranteed. Your lawyer confirms the rules in force on the day you sign (Decree-Law 119/2026, TRNC Official Gazette No. 196).

Do UK nationals get the higher limit for states that recognise the TRNC?

It should not apply. The decree reserves the higher limits for nationals of states that recognise the TRNC and give TRNC citizens the same right, and GOV.UK states that the British government does not recognise the TRNC. If you hold another nationality as well, your lawyer confirms which limit applies.

Does the UK government warn against buying property in North Cyprus?

GOV.UK guidance (last updated 27 November 2019) warns that ownership of many properties in the north is disputed, that buyers could face proceedings in the courts of the Republic of Cyprus with possible enforcement in the UK, and that a future settlement could affect such property. Your lawyer's written title opinion addresses the specific parcel.

Can I buy from the UK without travelling to North Cyprus?

The permission application can be made through a lawyer or an authorised attorney (Decree-Law 119/2026), so much of the work can be done at a distance. Your lawyer confirms the form a UK-signed power of attorney must take and which UK criminal record document is accepted. Most buyers still view in person before committing.

Does buying property in North Cyprus give me residency?

Not by itself. Owning a home you live in can be the basis of a short-term residence permit application; under the rules in force since October 2026: 10 or 5 years with a title deed, 5 years with a stamped contract worth GBP 300,000 or more, and below that 5 years (or up to 5 years) only with proof of one minimum wage of monthly income (art. 14(2)(b); TRNC Official Gazette Nos. 193 and 194). Not citizenship. GOV.UK also notes that the Republic of Cyprus does not recognise residence permits issued in the north.

Will I pay UK tax on rent or a sale of North Cyprus property?

Northea gives no UK tax advice. HMRC rules may apply if you are UK resident; ask a UK tax adviser. GOV.UK's official pages are Tax on foreign income and Tax when you sell property: selling overseas property.

How should I send the purchase money from the UK?

Through your bank or a provider authorised by the Financial Conduct Authority, only into the account named in the contract, after confirming the details with your lawyer by a separate channel. Keep every contract, invoice, transfer confirmation and receipt. Northea does not quote exchange rates or recommend providers.

Can I fly into Ercan and then cross to the south?

GOV.UK states that the Republic of Cyprus considers entry through the north, such as through Ercan Airport, to be illegal entry, with possible fines, refusal of entry or exit, or being prevented from crossing back. Read the FCDO travel advice for Cyprus before you book.
