Settlement desk at dusk, Northern Cyprus — AI visual concept

Payments

How purchases are settled

Settlement runs through the buyer's own independent TRNC-licensed lawyer and the agreed sale contract. NORTHEA represents the buyer, holds no client funds and invoices its advisory fee separately.

Accepted settlement methods

Three ways a purchase can be settled

Each method is agreed in writing before any money moves. The lawyer confirms where funds are sent and how every payment is receipted.

Bank transfer

The primary route. International transfers by SWIFT or SEPA to the account named in the contract: usually the lawyer's client account, or the seller's account designated in the sale contract.

  • Proof of funds and source-of-funds documentation before the first transfer
  • Currencies GBP, EUR, USD or TRY, as fixed in the contract
  • Payment references matched to the contract and receipted by the lawyer

Cash

Accepted only within the legal limits of the TRNC and of the buyer's home jurisdiction, declared on arrival where required and receipted through the lawyer. Larger amounts are not accepted in cash.

  • Declared and documented, never informal
  • Counted and receipted in the lawyer's presence
  • Larger amounts are settled by bank transfer instead

Digital assets

Accepted for NORTHEA's advisory fee and, where the seller and the lawyer agree, for purchase deposits. The transfer is settled through a regulated conversion provider into fiat currency at a rate fixed at the time of transfer. A price is never quoted in a digital asset.

  • Full KYC and AML checks before any transfer: identity and wallet-origin screening
  • Rate fixed at the time of transfer; the fiat amount is what the contract records
  • Networks confirmed per transaction in writing

Digital assets accepted

  • USDTTether
  • USDCUSD Coin
  • ETHEthereum
  • SOLSolana
  • BTCBitcoin
  • BNBBNB Chain

Process

Five steps, each in writing

  1. 01

    Brief and KYC

The engagement letter is signed and identity, residence and source-of-funds documents are collected before any property is reserved.

  2. 02

    Reservation through the lawyer

A reservation deposit, where one is used, goes to the lawyer's client account against a written reservation agreement with a defined refund path.

  3. 03

    Contract and proof of funds

The sale contract fixes the price, currency, payment schedule and receiving account. Proof of funds is reviewed before signature.

  4. 04

    Transfer by the chosen method

Bank transfer, declared cash or a converted digital-asset payment, each referenced to the contract and acknowledged by the lawyer.

  5. 05

    Receipt and title step

Every payment is receipted. The lawyer registers the contract and, once permission to purchase is granted, completes the title transfer.

Safeguards

What protects the buyer

  • Independent lawyer

Your own TRNC-licensed lawyer, chosen by you and not by the seller, instructs every payment.

  • Written instructions

Account details come from the lawyer in writing. A change of account is confirmed by voice with the lawyer before anything is sent.

  • No personal accounts

Funds never go to a personal account, including anyone at NORTHEA. The advisory fee is invoiced to a company account.

  • Every transfer receipted

Each payment is acknowledged in writing and matched to the contract schedule.

  • Sanctions and AML screening

Identity, source of funds and, for digital assets, wallet origin are screened before any transfer is accepted.

  • Rate lock for digital assets

The conversion rate is fixed at the time of transfer, so the fiat amount received is the amount the contract records.

  • Refund path

Reservation and contract deposits carry a written refund path if permission to purchase is refused.

Questions about payment

Can I pay in cryptocurrency?

NORTHEA's advisory fee can be settled in USDT, USDC, ETH, SOL, BTC or BNB. For a purchase deposit this is possible where the seller and the lawyer agree; the asset is converted into fiat currency by a regulated provider and the contract records the fiat amount. Full KYC and AML checks come first.

Which networks are supported?

USDT and USDC on Ethereum, Tron and Solana; ETH, SOL, BTC and BNB on their own networks. Networks are confirmed per transaction in writing before a wallet address is shared.

Who holds the money?

Not NORTHEA. Deposits and purchase funds go to the client account of the buyer's independent lawyer or to the seller's account named in the sale contract, as the contract directs. NORTHEA invoices its own fee separately.

Is cash accepted?

Only within the legal limits of the TRNC and of your home jurisdiction, declared where required and receipted through the lawyer. Larger amounts are settled by bank transfer.

Are there conversion fees?

The regulated conversion provider charges a conversion fee, and network fees apply. Both are shown before you confirm the transfer. NORTHEA adds no margin on conversion.

How long does settlement take?

A SWIFT transfer usually clears within one to three business days and a SEPA transfer within one. A digital-asset conversion settles the same day once screening is complete. Contract deadlines allow for this.
