Property for sale in Kyrenia (Girne), North Cyprus: a buyer's guide

Short answer

Kyrenia (Girne) is North Cyprus's main resort town and its densest property market, mixing seafront apartments with villages such as Bellapais and Alsancak nearby. As of Q1–Q2 2026, portals report one-bedroom apartments from about £95,000 and three-bedroom villas from about £250,000; rental yields depend on the let type, and the figures we quote below carry their sources. Ercan Airport is 42 km (about 40 minutes); Kyrenia port is in town.

What Kyrenia (Girne) is

Kyrenia is the north coast's principal town: a historic harbour, hotels, restaurants and the widest range of everyday services in the TRNC, wrapped around a dense mix of apartment blocks and, in the surrounding villages, villas. Buyers choosing Kyrenia over the newer resort districts are usually choosing walkable town life and year-round infrastructure over the lowest entry price.

Property here splits roughly into two markets: apartments in and around the town itself, largely resale or near-complete, and villas in the hillside villages — Bellapais, Çatalköy, Alsancak and Lapta — that ring the coast and hills nearby. Each has its own character and price band, and the Kyrenia vs Bellapais and Kyrenia vs Lapta comparisons set them side by side. Some villas around Kyrenia are sold privately, without public advertising; how qualified buyers are given access, and the checks that still apply, are set out in Off-market villas in Kyrenia.

Apartment and villa prices

Portal data reviewed in Q1–Q2 2026 puts one-bedroom apartments in Kyrenia from about £95,000, with premium seafront or new-build units running £120,000–£140,000 and above; two-bedroom apartments start around £130,000, with a premium band of £160,000–£220,000-plus (Carrington Cyprus, March 2026). A second source (Investra, April 2026) records central one-bedroom units at roughly £110,000 — a similar range from a different sample.

Villas move to a different scale: standard three-bedroom houses in the villages start from about £250,000, rising to £450,000–£650,000 for larger or better-positioned homes, and frontline or architect-built villas in Bellapais and Çatalköy run from £500,000 to £850,000–£2.0 million or more (Carrington Cyprus, March 2026; Investra, April 2026). These are asking prices on listing portals, not completed sales, and they move with condition, view and title type; treat them as orientation.

Rental yields and the holiday-let market

Kyrenia's rental demand comes from both long-term tenants — professionals, university staff, retirees — and short-term holiday lets around the harbour and beach strips. Reported net yields (after fees) run around 4.5–7% on long lets and 6–11% on actively managed short lets, with the higher end requiring hands-on Airbnb-style management and its own costs (Carrington Cyprus, March 2026; Investra, April 2026). Gross figures advertised elsewhere are higher and should be read net of service charges, management and void periods before comparing to other districts.

Distances and daily life

Kyrenia's port and old town are the reference point for most distances on the north coast. Ercan Airport is about 42 km (40 minutes) by road; Famagusta port about 78 km (70 minutes). Korineum Golf & Country Club in Esentepe is about 22 km (25 minutes) east. Dr Suat Günsel University of Kyrenia Hospital at Karakum is 3 km (8 minutes) and The English School of Kyrenia at Bellapais 5 km (12 minutes) — among the shortest hospital and school runs of any district in the TRNC (Northea area data).

Villa or apartment: compare the yearly costs separately

When choosing between a villa and an apartment in Kyrenia, look beyond the asking price to the total acquisition cost and the yearly running costs. For an apartment the service charge, building management, parking and common areas matter; for a villa, pool and garden upkeep, insurance, property management and the costs of the road and utilities.

  1. Total acquisition cost: price, title transfer fee, stamp duty, VAT on new builds, legal fees and utility connections.
  2. Yearly costs: service charge or upkeep, insurance, property management and taxes.
  3. Income assumption: gross rental yield is annual rent divided by total acquisition cost; net yield also deducts void periods, management, maintenance and taxes. Base the calculation on documented rental data.
  4. Purpose of use: distance to daily services, school, hospital and airport.

Villages around Kyrenia (North Cyprus): plot and building checks

Beyond Bellapais, Alsancak and Lapta, village names such as Çatalköy, Ozanköy, Doğanköy, Zeytinlik, Karaoğlanoğlu, Karaağaç and Alagadi also appear in listings. Some of these names are used for other places too; confirm on the map that the listing is in the Kyrenia area of North Cyprus.

This page does not compare villages with one another and gives no village-level prices. Northea's price-per-m² index has only three Kyrenia-area cells: Kyrenia town (apartments and villas), Bellapais (villas) and Lapta–Alsancak (villas); the sample sizes and collection date are in the index line above.

  1. Whether the access road is an official road, whether it is usable in every season, and any shared-road or shared-infrastructure terms with neighbouring plots.
  2. Whether electricity, water and wastewater connections actually exist, and any debts attached to them.
  3. On sloping land: retaining walls, drainage and the condition of the structure; the building permit and completion certificate of the existing building.
  4. Whether the view could be built over later: the zoning and building status of the surrounding plots.
  5. For old or traditional buildings: repair and alteration permissions, plot boundaries and the building's legal status.
  6. For coastal properties: coastal and environmental protection rules; being near the sea does not by itself give building rights or private beach access.
  7. Alagadi: the beach is a protected sea-turtle nesting area (a protected area declared on 25 August 1997, as set out in Northea's beaches and coast guide); ask the competent authority in writing whether a given plot lies inside it.

Checks before you reserve

  1. Title type of the specific unit or plot — pre-1974 Turkish/foreign, TRNC exchange (eşdeğer), TRNC allocation (tahsis) or leasehold — and any charges over it (see the Title deeds guide).
  2. For off-plan or near-complete blocks: construction permit, developer track record and delivery history.
  3. For resale apartments: service charge level, building management and any outstanding building-related costs.
  4. For village villas: access road, utilities connection and any shared infrastructure with neighbouring plots.
  5. Contract of sale registered at the District Land Registry after signing; stamp duty paid.
  6. Independent lawyer who does not act for the seller or developer.

Who Kyrenia suits, and who it does not

Kyrenia suits buyers who want town life, the shortest hospital and school runs on the coast, and a mature resale market alongside new stock. It suits less well buyers chasing the lowest entry price or the highest advertised yields, where İskele and parts of Esentepe compare better on price, and Famagusta on student-let income. The Kyrenia vs İskele, Kyrenia vs Esentepe and Kyrenia vs Famagusta comparisons set the numbers side by side. Limits and their dated history: Foreign-buyer rules.

Exceptions and limits. Prices are portal figures for Q1–Q2 2026, not completed sales. Rental yields depend on the let type, and each figure is only as reliable as the source quoted with it.

Questions buyers ask

How much do apartments cost in Kyrenia?

Portal data for Q1–Q2 2026 reports one-bedroom apartments from about £95,000 and two-bedroom from about £130,000, with premium and seafront units higher; a second source puts central one-beds around £110,000. These are asking prices; confirm against live inventory.

How much do villas cost in Kyrenia?

Standard three-bedroom villas in the surrounding villages start from about £250,000, with larger or better-positioned homes at £450,000–£650,000 and frontline or luxury villas in Bellapais and Çatalköy from £500,000 to £2.0 million or more (Q1–Q2 2026 portal data).

What rental yield can I expect in Kyrenia?

Published yield figures for Kyrenia are agency estimates rather than verified rental records, and they differ by let type. Ask for 12–24 months of verified rental statements for the specific property and calculate net yield yourself; gross figures advertised elsewhere are higher, so ask what they net down to before comparing districts.

How far is Kyrenia from Ercan Airport?

About 42 km, roughly 40 minutes by road. Famagusta port is about 78 km (70 minutes) and Korineum Golf & Country Club in Esentepe about 22 km (25 minutes).

Can foreigners buy property in Kyrenia?

Yes, under the North Cyprus foreign-buyer framework: purchase permission, limits on the number of properties, and independent legal review. The Buying process guide sets out the steps.

What are the extra costs on top of the price?

The title transfer fee, stamp duty, VAT on new builds, legal fees (typically £1,500–£3,500), permission and search costs and utility connections. Rates change; confirm them with your independent TRNC lawyer before you commit.

Is Kyrenia close to golf?

Yes. Korineum Golf & Country Club, the TRNC's only 18-hole course, is in Esentepe about 22 km (25 minutes) east of Kyrenia.

What's the difference between Kyrenia town and villages like Bellapais or Alsancak?

Kyrenia town gives walkable services and the shortest airport and hospital runs; the surrounding villages trade some convenience for larger plots, sea or mountain views and, in Bellapais's case, a well-known international school on the doorstep.

How do I find off-market villas in Kyrenia?

Off-market property is not publicly advertised, so a portal search will not show it. Through Private Acquisition, a named advisor approaches owners, developers and private networks for your Kyrenia brief. Off-market and confidential mandates are shared only with qualified clients after a client profile, advisor approval and, where appropriate, an NDA.
