The full answer
Pay only into the account named in your contract, and confirm the details with your lawyer by a separate channel before every transfer. Expect your own bank and the receiving bank to ask where the money comes from. Time each payment to the registration, permission and transfer deadlines, and keep a complete payment file, because permission, residence and a later sale may all need it. NORTHEA is not a bank or escrow provider, does not forecast exchange rates and does not recommend providers.
The payment map: who is paid what, and when
Most purchases follow the same sequence. Your lawyer confirms the exact amounts and recipients for your transaction; our guide to property taxes and purchase costs explains each item.
| Stage | Typical payment | Paid to | Timing to watch |
|---|---|---|---|
| Reservation | A reservation deposit, on terms set out in writing | Seller or developer | Before the checks are complete; see what to verify before you pay a deposit |
| Contract | First instalment or deposit under the contract | Seller or developer, into the account named in the contract | After your lawyer's searches |
| Contract registration | Stamp duty and the taxes and fees due on the sale | The relevant offices; registration is made in person, through your lawyer or through an authorised attorney | Within one month, with the permission application (Decree-Law 119/2026, s. 8(6)(1)) |
| During construction (off-plan) | Stage or dated instalments | Developer | Against the evidence named in the contract; see off-plan payment plans |
| VAT on new builds | VAT | Developer | As the contract states, usually before delivery or at title |
| Permission published | Title transfer fees | Land Registry | Within 75 working days of publication (s. 8(7)) |
| Transfer | Any balance of the price | Seller or developer | Transfer within one year of publication (s. 8(6)(2)) |
| Professional fees | Legal fees, translations, power of attorney | Lawyer and the relevant offices | As agreed in your lawyer's engagement letter |
| Handover | Utility connections and deposits | Utility providers or developer | No water or electricity connection, temporary or permanent, is made while taxes and fees on the sale are unpaid; construction-site supplies excepted (s. 8(7)) |
The section numbers refer to Law 52/2008 as substituted by art. 4 of Decree-Law 119/2026 (TRNC Official Gazette No. 196, 6 October 2026); dated changes are logged on our foreign-buyer rules page. The 75-working-day and one-year deadlines run from the publication of the permission, not from the date you sign, so they can arrive with little warning. Where no mortgage is set up in the seller's favour, s. 8(7) says the one-year period runs from the date the full price stated in the document submitted for permission is paid; your lawyer confirms which start date applies to your contract. Keep the money for them where you can move it quickly.
Do you need a bank account in the TRNC?
Not always for the purchase itself, but often for what comes after. Ask your lawyer and the developer whether payments can be received from abroad directly, and ask yourself what you will need once you own the property: utility bills, service charges, municipal property tax, rental income if you let it.
The Central Bank of the TRNC publishes the list of banks operating in the TRNC and shows each bank's type: branch bank, public bank or private bank. Before you choose one, ask:
- Do you open accounts for foreign non-residents, and what documents do you need? Must they be translated or apostilled?
- In which currencies can I hold the account?
- Can I receive international transfers into it, and through which intermediary (correspondent) banks?
- What does each incoming and outgoing transfer cost, and what do intermediary banks deduct on the way?
- Can I pay utilities, service charges and taxes from it by standing order?
- Can I manage it in English, and online from abroad?
NORTHEA can introduce banking representatives on request, subject to the bank's own acceptance and compliance checks (see Private Client Services). The bank alone decides whether to open an account.
Sending money from abroad
International transfers to Northern Cyprus do not always travel directly between two banks. Ask your sending bank, before the first payment:
- Can you pay the receiving bank directly, or will the payment pass through an intermediary bank? Which one?
- How long will it take to arrive, end to end?
- What will you, and any intermediary, deduct from the amount sent? Will the recipient receive the full contract sum?
- What reference must the payment carry so the recipient can match it?
Then send a small test payment first and have the recipient confirm receipt before you send a large sum. For a deadline payment, allow time for delays and for compliance questions from either bank.

Source of funds: expect to be asked
Banks on both sides of a property transfer may ask you to show where the money comes from, and the source of the wealth behind it. Prepare before you are asked:
- statements showing the money in your account for a reasonable period;
- evidence of where it came from: a property sale completion statement, a loan agreement, an inheritance document, a dividend or bonus statement, or your income records;
- the purchase contract, so the bank can see what the payment is for;
- certified translations if the documents are not in a language the bank accepts.
NORTHEA's International Buyer Desk describes the AML and KYC checks as identity, source of funds and source of wealth, collected only when needed. Under our privacy notice, identity, banking and proof-of-funds documents are collected only inside the client portal, only when required, and only after your advisor has asked for them, never through a public web form. Documents for a bank or your lawyer go only through the secure channel they specify.
Currency: decide before you sign
The contract should name one currency for every payment. If the price currency differs from the currency you hold or earn, a movement in the exchange rate changes what each payment costs you. Decide in advance how you will buy the currency, whether all at once or payment by payment, and ask your bank or a regulated currency provider what tools they offer. The Central Bank of the TRNC publishes official exchange rates by date. NORTHEA does not forecast exchange rates or recommend providers. Which currency is legal tender in the TRNC, and how prices and contracts are usually quoted, is set out in Currency in North Cyprus for property buyers.
Protecting the payment from fraud
Payment diversion fraud is a known risk in property purchases, where the sums are large and the timetable is predictable. Protect each transfer:
- Pay only into the account named in the contract. If you are told the account has changed, stop.
- Confirm the account details with your lawyer by telephone on a number you already have, not one given in the same message, before every transfer.
- Treat any email or message that changes bank details, or urges you to pay early, as suspect until confirmed.
- Check that the account holder's name matches the seller, the developer or your lawyer's client account, as the contract says.
- Never send passport scans or bank details by unsecured email or chat to someone you have not engaged.
Proof of payment and residence
Legal review: checked by a lawyer registered with the KKTC Bar.
Payment records can matter for a residence permit as well as for the purchase. If you apply on the strength of a sales contract, the regulation requires that at least one third of the price has been paid and that a purchase permission application has been made (Residence Permits and Visas Regulation, art. 14(2)(b)(iii), unchanged). Below the value threshold for contract holders, income may be evidenced by an apostilled document from your home country or by a document from any bank (art. 14(2)(b)(v) as replaced by A.E. 943, TRNC Official Gazette No. 194, 5 October 2026). Your lawyer confirms whether the permission file, the Land Registry or a residence application needs bank evidence of payment, and in what form. A permit is not citizenship, and NORTHEA does not arrange or promise residence.
The investment route is a different regime
The decree's "investment" route, for at least €10,000,000 in tourism, education, health, industry, agriculture, technology or R&D, requires the sum to be deposited with a bank operating in the TRNC and used, other than for buying land, within two years for the investment approved by the Council of Ministers (s. 8(11)(C); definition in art. 3(3) of Decree-Law 119/2026). Building homes to sell does not count as investment. It is not a route for buying a home, and it is not covered by this guide.
Keep a complete payment file
Keep, in one place and in date order:
- the contract and every amendment;
- each invoice or payment demand, and the stage evidence for off-plan instalments;
- each transfer confirmation from your bank, and the recipient's receipt;
- receipts for stamp duty, transfer fees, VAT and other taxes and fees;
- your lawyer's invoices;
- the source-of-funds documents you gave each bank.
You will need this file for the permission and transfer, possibly for a residence application, and later when you sell or declare tax at home. Our selling guide lists what a seller is asked for.
Exceptions and limits. NORTHEA does not forecast exchange rates or recommend providers, and the investment route is a different regime with its own rules.

Questions buyers ask
How should I send money to buy property in North Cyprus?
Through your bank or a regulated provider, only into the account named in the contract, after confirming the details with your lawyer by a separate channel. Send a small test payment first and keep every confirmation and receipt.
Do I need a TRNC bank account to buy property?
Not always for the purchase, but often afterwards for utilities, service charges, taxes and any rental income. The Central Bank of the TRNC publishes the list of banks operating there; ask each about accounts for non-residents.
Why is my bank asking about the source of my funds?
Banks check where large transfers come from. Prepare statements, evidence of the origin of the money and the purchase contract, translated if needed, before the deadline payment is due.
When are the transfer fees paid?
Within 75 working days of the purchase permission being published in the Official Gazette, or the permission lapses (Decree-Law 119/2026, s. 8(7)). Keep that money where you can move it quickly.
What if I receive new bank details by email?
Do not pay. Confirm the account with your lawyer by telephone on a number you already have. Pay only into the account named in the contract.
Does NORTHEA hold client money?
NORTHEA is not a bank or escrow provider. Under its pre-contractual information, third-party costs such as legal fees, taxes, official charges and banking charges are payable by you directly to the relevant party unless otherwise agreed in writing.
