Editorial policy, sources and corrections

NORTHEA publishes information for people buying, selling or holding property in Northern Cyprus. This page sets out who writes it, where the facts come from, how facts are separated from opinion, how often pages are reviewed and how to report an error.

Last reviewed: · Published: · What changed: added "Authorship and review" and the AI and search crawler access table; on 12 October 2026 the description of illustrative labels was aligned with the labels shown on dossiers.

Who writes NORTHEA content

Guides, area pages, data pages and dossiers are written and maintained by the NORTHEA desk. Pages are published under the NORTHEA name rather than under individual bylines.

The named contact for questions about our content is Al Bazarov, Professional Property Advisor, Northea Estate Agent (TRNC). He answers in Turkish and English and coordinates with the independent professionals a transaction needs.

NORTHEA is not a law firm, tax adviser or immigration adviser. The content of this site was checked by a lawyer registered with the KKTC Bar; the lawyer is not named.

Authorship and review

  • Who writes: the NORTHEA desk researches, writes and updates every guide, area page, comparison and data page. Pages carry the NORTHEA name, not individual bylines.
  • Named advisor: Al Bazarov, Professional Property Advisor, Northea Estate Agent (TRNC), is the named contact for buyers, sellers and questions about our content. Languages: Turkish and English. His profile is published at /advisors/al-bazarov.
  • Legal review: the legal content of this site was checked by a lawyer registered with the KKTC Bar. The lawyer is not named; pages with legal content say "Legal review: checked by a lawyer registered with the KKTC Bar".
  • Corrections: factual errors are corrected after checking the source; the page's review date is updated and material corrections are noted with their date (see Corrections below).
  • Review dates: every guide shows its own "Last reviewed" date; the price per m² index shows its collection date; this page was last reviewed on 14 October 2026.

How facts are sourced

We work from the most authoritative source available and name it on the page wherever a fact depends on it.

  • Official sources first: the TRNC Official Gazette (Resmi Gazete), the Land Registry and other government departments. Where a rule comes from a decree or law, we cite the instrument, its Gazette number and date, and the date we checked it.
  • Primary documents next: the developer's own website and published materials, professional association member lists such as KTİMB, and the listing pages behind our price data.
  • Market observation last, and labelled as such: what we see in listings, viewings and conversations. It is never presented as an official rule.
  • Figures carry a date. Exchange rates, prices and fees are shown with the date they were collected or checked.
  • When a fact cannot be traced to a checked source, we leave the field empty or say it is unknown rather than estimate it.

Fact and analysis labels

Readers should be able to tell a rule from an observation and an observation from our own view. The site already marks developer claims as the developer's own figure and "not independently verified", marks illustrative dossiers and cost allowances as illustrative, states that price data are asking prices rather than transactions, and states that legal content was checked by a lawyer registered with the KKTC Bar.

As pages are written or reviewed, we apply the following labels as our standard:

  • Official rule — taken from the Official Gazette, a law, a decree or a government department, with the source named.
  • Market observation — what we see in the market (listings, asking prices, typical practice), dated and not a rule.
  • NORTHEA analysis — our interpretation or judgement, offered as opinion.
  • Developer-stated — a figure or claim made by a developer about itself, recorded as its claim.
  • Not independently verified — a statement we report but have not been able to confirm from an independent source.

Price data methodology

The price per m² index is built from a dated sample of public listing-portal pages; the current sample was collected on 2026-09-25. Only listings that show both a price and a size in m² are used, and listings of 20 m² or less or priced at 10,000 or less are excluded.

Each price is converted to euros at a dated, indicative mid-market exchange rate and divided by the size stated in the listing. For each area and property type (apartments, villas) the index reports the median price per m², the 25th–75th percentile range, the number of listings, and the median price and size. Lapta and Alsancak are pooled as one west-coast cell. Cells with fewer than five listings are marked as a thin sample.

These are asking prices, not transaction prices; there is no public transaction index for Northern Cyprus. Sizes are as reported by the agent and are not standardised. The portal pages used, the limits of the sample and a CSV of the table are published on the index page.

Developer evidence approach

The developer database records what can be traced to public sources — the developer's own website, the KTİMB member list, portals and press — with a source for each fact and a last-checked date. It shows evidence status, not ratings, rankings or endorsements.

Figures a developer publishes about itself, such as total projects delivered, are shown as the developer's own claim. An empty field or a question mark means the fact could not be confirmed, not that the answer is negative. Developers may send corrections with sources.

Illustrative content

The dossiers currently shown on the Private Properties and Private Capital pages are illustrative examples of how NORTHEA presents a property or opportunity of a given class. Each is marked "Illustrative dossier", and where a dossier shows a status line it reads "Example only — not current inventory"; their figures, statuses and images show the format only and are not offers.

Cost estimates that use allowances rather than official rates show the allowance as illustrative in their source line. Confidential mandates are shared only with qualified clients, with verified material.

Update and review cadence

Our review policy sets the following minimum cadence. Each page shows its own review date; where a page has not yet been reviewed on this cycle, its date shows that.

  • Legal and rules pages: reviewed monthly, and promptly after a relevant change is published in the Official Gazette.
  • Pricing and market data: refreshed monthly or quarterly, depending on how much new data is available.
  • Area guides: reviewed quarterly.
  • Process guides: reviewed quarterly, or when a rule they depend on changes.

Corrections

If you believe something on this site is wrong or out of date, e-mail support@northea.dev with the page address, the statement concerned and, if possible, a source. Developers and other parties named on the site may use the same address.

We check each report against the source. When a factual correction is made, the page's review date is updated and material corrections are noted on the page with the date of the change.

AI and search crawler access

Search access and model-training access can be set separately in robots.txt: a search or answer crawler can be allowed while a training crawler is blocked, and the reverse. The current policy allows both, for every crawler listed below, except the /admin and /api/ paths.

The table is read from the live robots.txt when the site is built, so it always matches the file served at /robots.txt. Crawlers without their own group follow the general (*) group.

What our content is not

  • Not legal or tax advice. It is general information. Before you commit, confirm every point with your own independent TRNC-licensed lawyer, and take tax advice where it applies.
  • Buying property is not residency or citizenship. Ownership of property in Northern Cyprus does not in itself give a right of residence or citizenship; these are separate processes with their own rules.
  • No guaranteed returns. We do not promise rental yields, capital growth, permission approvals or legal outcomes.
