Property taxes and purchase costs in Northern Cyprus
Buying in Northern Cyprus costs more than the price: the title transfer fee, stamp duty, VAT on new builds, legal fees, permission and search costs, and utility connections. Owning adds yearly costs: a modest municipal property tax, utilities, insurance and, in a managed complex, a service charge. Confirm current rates with your independent TRNC lawyer.

Recurring ownership costs
Owners pay a modest annual municipal property tax, utilities on consumption, buildings and contents insurance, and, in managed complexes, a service charge for pools, gardens and common areas. Rental income is taxable and withholding rules apply; owners letting property should take tax advice in the TRNC and in their home country. One-off purchase costs
The main one-off costs are the title transfer fee, stamp duty and, for new builds, VAT. The transfer fee is the largest and is paid to the Land Registry at transfer of title; for foreign buyers part of it may fall due earlier, at contract registration — your lawyer confirms the schedule. Stamp duty is paid when the contract is registered. VAT is charged by the developer on new builds and is usually paid before delivery or at title. Who is paid what, and when, is set out in Banking and transferring funds for a North Cyprus purchase. The currency your price and payments are fixed in is covered in Currency in North Cyprus for property buyers.
Legal fees, permission and search costs, translations and a power of attorney are paid to your lawyer and the relevant offices as they arise. Utility connections, deposits and any transformer contribution vary by project and are often quoted separately by the developer.
Estimating your costs
The International Buyer Desk calculator estimates the one-off costs for your own price and buyer category. It shows each rate it uses and its review status; those rates were checked by a lawyer registered with the KKTC Bar, but rates change, so treat the result as a planning estimate and confirm every rate with your lawyer before you rely on it.
Rates change
Foreign-ownership rules are currently set by Decree-Law 119/2026 (TRNC Official Gazette No. 196, 6 October 2026), a temporary instrument that may be renewed or replaced, and transfer fee rates can also change. Northea keeps each rate as an editable module with jurisdiction, effective date and review status, and asks buyers to confirm the current figures with their lawyer and accountant before exchange.
Exceptions and limits. The transfer fee depends on buyer status and on whether it is a first property, VAT applies to new builds but not to most private resales, and rates can change. The calculator is a planning estimate; confirm every rate with your lawyer and accountant.
