Apartment for sale in North Cyprus: where to look and what to check

Short answer

As of 15 October 2026: an apartment for sale in North Cyprus is the home most foreign buyers meet first, from town flats in Kyrenia (Girne) to off-plan complexes at İskele (Long Beach). A foreign buyer needs Council of Ministers permission and may hold up to 3 apartments (6 under a reciprocity rule). Check title, permit, service charge and the project's foreign-sales caps before you reserve.

An apartment in Kyrenia (Girne), Northern Cyprus, buys the densest services in the TRNC: the area data puts the hospital 3 km away and the harbour 1 km. For comparable prices, use our price per m² index.

What the foreign-buyer rules mean for an apartment

Under Decree-Law 119/2026 a foreign individual or company, including a company with any foreign shareholder, buys only with Council of Ministers permission. The cap is 3 apartments, or 6 for nationals of states that recognise the TRNC and give TRNC citizens the same right; your lawyer counts what you already hold. In one apartment parcel, related foreign buyers or foreign buyers of the same nationality may not buy more than half of the units, and at most 80% of a housing project in a zoned area may be sold to foreigners. Ask the developer for the foreign-sales position in writing before you reserve.

Deadlines are legal, not commercial: the stamped contract is registered within one month or it is void, transfer fees are due within 75 working days of the permission being published, and the transfer within one year. The steps are in how to buy.

Checks before you reserve

  • Title type of the unit and any mortgage, court order or registered contract over it (title deed types, due diligence).
  • New or off-plan: the developer's land title, construction permit, delivery record and milestone-based payments (developer checks).
  • Resale: permit, approved plans and approval certificate compared with the flat, and the service charge, building management and any unpaid building costs.
  • An independent TRNC-licensed lawyer who acts only for you, not for the seller or developer.

Investment apartment for sale in North Cyprus: testing the income

Advertised yields are usually gross, often built on peak-season rents, and rarely documented. Rebuild the figure from documented rent, your all-in purchase cost and a full year of running costs, then test it against a weaker year (our rental yield method). Coastal lets follow the swimming season, which our İskele guide gives as May to mid-October; student lets follow the academic year, so summer vacancy is a real cost. For an investment apartment in Kyrenia (Girne), Northern Cyprus, ask for 12–24 months of verified rental statements.

A fixed-return programme is a contractual promise by a developer or operator, not market income; read it with your lawyer. Resale carries its own limit: there is no public transaction index, and a foreign buyer of your flat also needs permission. NORTHEA publishes no yield and forecasts no return.

How NORTHEA represents an apartment buyer

NORTHEA represents the buyer, not the developer. We assemble the dossier and mark what is confirmed and what is open, while your lawyer runs the searches, the contract and the filings. Costs are in taxes and costs.

Legal review: checked by a lawyer registered with the KKTC Bar. The legal points on this page are read from the TRNC Official Gazette and NORTHEA's own guides, and have been checked by a lawyer registered with the KKTC Bar.

Exceptions and limits. Prices are portal asking prices, not completed sales. Advertised yields are rarely documented, and rules can change.

Questions buyers ask

Is an apartment for sale in North Cyprus cheaper at İskele (Long Beach) than in Kyrenia (Girne)?

Reported entry prices are lower at İskele, but these are asking prices from portals and they move by phase and payment plan. Compare like with like in our price index before you decide.

How many apartments can a foreigner buy in North Cyprus?

Up to 3, or 6 for nationals of states that recognise the TRNC and give TRNC citizens the same right, with Council of Ministers permission (Decree-Law 119/2026). Your lawyer counts property you already hold.

Can I rely on the yield quoted for an investment apartment in Kyrenia (Girne), Northern Cyprus?

Treat it as marketing until you have rebuilt it. Ask for 12–24 months of verified rental statements and deduct every cost, as our yield method sets out.

Do I get a title deed with a new-build apartment?

Not at signing. You hold a registered contract until transfer, and individual titles follow the project's final approval. Ask how long the developer's earlier projects took.

What costs come on top of the price of an apartment?

The title transfer fee, stamp duty, VAT on new builds, legal fees (typically £1,500–£3,500), permission and search costs and utility connections. Rates change; confirm them with your lawyer.

Does buying an apartment give me residence?

No. Ownership is not residence. The Immigration Department decides each application, and NORTHEA does not arrange or promise residence.

NORTHEA is not a law firm, bank, escrow provider, tax adviser or immigration adviser. This guide is general information from the NORTHEA desk.
