Boutique hotel for sale in North Cyprus: what a buyer reviews
As of 15 October 2026: a boutique hotel for sale in North Cyprus is an operating business and a property in one purchase. NORTHEA publishes no hotel listings. The buyer reviews title, permits and approval certificate, and also the trading accounts, hotel licence category and staff contracts; in NORTHEA's illustrative hotel dossier the accounts are the vendor's and unaudited. AI visual concept — illustrative, not a photograph of a specific place or property.
A hotel is a business and a property
NORTHEA's Private Capital page lists hospitality as operating assets on the coast: boutique hotels, luxury resorts, serviced apartment hotels, wellness resorts and holiday parks. Its illustrative boutique hotel dossier describes a restored stone building with a garden annexe, a restaurant and a pool, trading for over a decade and offered as a going concern. It is an example of what NORTHEA assembles for a hotel sale, not an offer or current inventory.
Illustrative example, not a real listing. The hotel described in the paragraph above is a worked example. NORTHEA publishes no hotel listings, and no such hotel is offered for sale here.
Where a boutique hotel for sale in North Cyprus is found
This site publishes no hotel listings, prices or occupancy. The area pages show the settings. Kyrenia (Girne) has a historic harbour, hotels, restaurants and the widest range of everyday services in the TRNC; that is the setting for a boutique hotel in Kyrenia (Girne), Northern Cyprus. Alsancak is a resort strip with hotels and beach clubs. Bellapais (Beylerbeyi) is a hillside village around a Gothic abbey with no coastline, and the illustrative dossier places its example below it. Esentepe is built around a golf resort, and Karpaz is remote, with wild beaches, a national park, limited services and long distances.
Who may buy a hotel, and the investment route
A foreign individual or company, including a company with any foreign shareholder, buys only with Council of Ministers permission under Decree-Law 119/2026. The purchase forms our guides quote are residential. The decree's investment route names tourism among its sectors, requires at least €10,000,000 deposited with a TRNC bank and used within two years, and does not count build-and-sell. A TRNC company with foreign shareholders may buy up to 80,280 m² for investment, and where the land already carries a building with final approval that fits the investment criteria, the Council of Ministers may allow the purchase without applying the €10,000,000 rule.
Whether a given hotel purchase fits any of this is not stated on this site. Ask your lawyer in writing, before you make an offer.
What a hotel buyer reviews
| Item | Ask | Who |
|---|---|---|
| Title and land | Owner, title type, mortgages, court orders, every parcel | Your lawyer |
| Building | Permit, approved plans and approval certificate for the main building, annexes and pool | Your lawyer; an independent engineer on site |
| Licence | Which hotel licence category applies, and whether it passes to a buyer | Your lawyer, with the authorities |
| Staff | Employment contracts and any liabilities that come with them | Your lawyer |
| Trading | Accounts for how many years, audited or not, and monthly occupancy across a full year | Your accountant |
In NORTHEA's illustrative dossier, licence category and staffing contracts require review before any figure is relied upon. The Cap. 96 rule applies as to any building: nobody may use it before the approval certificate is issued. See due diligence and title and legal verification.
Income, season and exit
NORTHEA gives no hotel valuation, occupancy or return. Coastal demand follows the swimming season, which our İskele guide gives as May to mid-October, so ask for a full year of months, not the peak. A fixed-return or assured-rent programme is a contractual promise by a developer or operator, not market income. There is no public transaction index, and a foreign buyer of your hotel will also need permission, which lengthens a sale.
How NORTHEA represents a hotel buyer
The route is confidential enquiry and NDA, executive summary, dossier and data room, diligence, acquisition. Independent professional review is coordinated as appropriate, and NORTHEA's fee terms are set out in writing before any service is rendered. NORTHEA does not issue legal opinions; we coordinate independent legal review and assemble due diligence dossiers. NORTHEA is not a law firm, accountant or hotel operator.
