Commercial property for sale in North Cyprus: what to check before you invest

Short answer

As of 15 October 2026: commercial property for sale in North Cyprus is bought on its income documents as much as its address: leases, tenants, permits, title and, for some assets, environmental condition. The foreign-buyer limits quoted on this site are written for homes and plots, and it does not say how a shop, office or warehouse counts, so ask your lawyer in writing. NORTHEA forecasts no return.

Commercial property — AI visual concept

AI visual concept — illustrative, not a photograph of a specific place or property.

What commercial property covers on this site

NORTHEA's Private Capital page groups commercial and income-producing assets for professional and institutional capital. Its illustrative categories include logistics hubs, service stations, parking assets, EV charging hubs, sports and leisure assets, medical centres, education assets and whole-building or retail-parade investments. They are examples of what NORTHEA analyses, not offers or current inventory, and confidential mandates are shared only with qualified clients.

Where commercial property for sale in North Cyprus is found

The area pages show where the commercial setting is. Kyrenia (Girne) has a historic harbour, hotels, restaurants and the widest range of everyday services in the TRNC, the setting for any commercial property in Kyrenia. Nicosia (Lefkoşa) is the inland capital and administrative centre, with the widest choice of private hospitals, schools and offices and a mainly local, year-round market. Famagusta (Gazimağusa) is a walled port city and university town; its port is a commercial and ferry port.

This site holds no commercial prices, rents or vacancy data. Our price per m² index covers apartments and villas only.

Who may buy: a question this site leaves open

A foreign individual or company, including a company with any foreign shareholder, buys only with Council of Ministers permission under Decree-Law 119/2026. The purchase forms our guides quote are a plot with one dwelling, apartments, a detached house and villas. They do not mention shops, offices or warehouses. The decree's investment route is defined as at least €10,000,000 in named sectors and excludes build-and-sell. Ask your lawyer in writing: which rule governs a purchase of a commercial unit or building by a foreign buyer, and how is it counted?

Commercial property investment in North Cyprus: reading the income

NORTHEA's illustrative dossiers show what we read first, because the income depends on it:

  • The lease schedule and rent roll, which are the vendor's and dated; the anchor tenant's remaining term and break options.
  • In a mixed building, the retail and residential parts analysed separately, since their tenants and terms differ.
  • For a fuel forecourt, the supply agreement and the environmental condition of the storage, which is a primary item and not a footnote.
  • Any yield, valuation or planning status with its basis, date and source. NORTHEA does not present any of them as assured.

Resale has its own limit: there is no public transaction index, and a foreign buyer of your asset also needs permission.

Title, permit and use

The checks in our due diligence guide apply in full: a Land Registry search for owner, title type and charges, and the permit, approved plans and approval certificate. Under the Streets and Buildings Regulation Law (Cap. 96), nobody may use a building before the approval certificate is issued. Until the taxes and fees on the sale are paid, water and electricity cannot be connected. Ask your lawyer to confirm in writing that the parcel is not in a restricted area, and which licence or registration the business needs: this site does not state either.

How NORTHEA works on a commercial enquiry

The process runs from confidential enquiry and NDA through executive summary, dossier and data room to diligence and acquisition, with independent professional review coordinated as appropriate. NORTHEA is not a law firm, valuer or tax adviser.

Legal review: checked by a lawyer registered with the KKTC Bar. The legal points on this page are read from the TRNC Official Gazette and NORTHEA's own guides, and have been checked by a lawyer registered with the KKTC Bar.

Exceptions and limits. This site states no commercial prices, rents, licence rules or foreign-purchase rule for commercial units. Rules can change; confirm each point with your lawyer.
