North Cyprus property management: what it covers

An owner abroad can hold a home closed and inspected, managed for personal use, or let. Management covers inspections and reports, key holding, cleaning, pool and garden contractors, routine maintenance under an agreed spending limit, utility payments and arrival preparation. Decisions above the spending limit, changes to title or occupancy, tenancies, tax filings, insurance choices and Land Registry dealings stay with you or your lawyer. Managing and letting a North Cyprus property from abroad covers letting in depth.

Essential suits a lock-and-leave apartment or villa, Signature a family residence used through the year, and Estate estates, staffed residences and portfolios. These are indicative retainers, excluding VAT and third-party costs, confirmed in writing for each residence after a first inspection; the written proposal prevails. On the property services page, property management, rental management and key holding are provided directly; housekeeping, pool management, maintenance and insurance introductions are coordinated or introduced, and the third party's own terms apply.

Property management in Kyrenia and the other areas

Distance changes what you ask a manager. In Kyrenia (Girne), the private university hospital at Karakum is 3 km away and Ercan Airport 42 km. At Tatlısu, 34 km from Kyrenia with limited local services, response time matters more than in town. Wherever the home is, ask how often the manager will visit, how quickly they can reach the property in an emergency and who holds keys locally. See the Kyrenia and Tatlısu area pages.

Authority, money and reporting

  • Authority. A written management agreement sets the scope and the spending limit. Ask your lawyer to draft any power of attorney narrowly, to exclude sale, mortgage and transfer, and to give it an end date.
  • Money. Client money is held separately from the manager's own funds, with a monthly statement and a spending limit per job and per month.
  • Reporting. A monthly report lists visits, findings, payments and open issues, with photographs before and after any repair.
  • Keys. Keep a written register of who holds keys, alarm codes and gate remotes, and change the codes when a manager changes.

Before you let, and for new builds

If you plan to let, settle licensing, registration, tax and insurance with your lawyer, accountant and insurer first. Rental income is taxable and withholding rules apply, and NORTHEA publishes no rate, yield or occupancy figure. If letting could affect a residence permit, ask an independent TRNC-licensed lawyer or immigration specialist in writing. On a new build, water and electricity cannot be connected, temporarily or permanently, while taxes and fees on the sale are unpaid (Decree-Law 119/2026), so confirm that before planning a first season.

Questions to ask any manager

  1. Which services do you perform yourselves, and which do you introduce to third parties?
  2. Who is the named person responsible for my property?
  3. How often will you visit, and what does each visit check?
  4. What is your emergency response time, and who answers out of hours?
  5. What is the spending limit before you need my approval?
  6. Will you confirm all of this in writing before I sign?

The twelve-question version is in the letting guide. NORTHEA coordinates; independent lawyers, accountants and immigration specialists advise.

Exceptions and limits. Retainers are indicative, exclude VAT and third-party costs, and are confirmed in writing for each residence after a first inspection. NORTHEA gives no tax rate, licensing rule, yield or occupancy figure.
