North Cyprus luxury villas for sale: what to check before you buy

Short answer

As of 15 October 2026, North Cyprus luxury villas for sale are found mainly on the Kyrenia (Girne) coast and in the villages around it. At this level, the foreign-buyer land limit and the quality of the title usually decide a purchase more than the price does. NORTHEA represents the buyer and coordinates the checks; your own TRNC-licensed lawyer carries out the legal ones.

North Cyprus luxury villas for sale: where they are found

No TRNC rule cited on this site defines a "luxury villa". It is a marketing label, so judge each house by its papers and its position. Most of the stock sits on the Kyrenia (Girne) coast and in the villages around it, and a luxury villa in Kyrenia, Northern Cyprus, can mean the town or any of them, so ask which. Bellapais (Beylerbeyi) is a hillside village with sea and mountain views and no coastline. Esentepe is built around Korineum Golf & Country Club, Tatlısu is rural and low-density, and Lapta and Alsancak lie west of Kyrenia. The area pages give distances to the airport, hospital and school.

AreaVilla asking price, median per m²
Bellapais€3,880 (n=11)
Tatlısu€3,220 (n=9)
Lapta and Alsancak€2,680 (n=18)
Kyrenia town€2,260 (n=12)
Esentepe€2,240 (n=12)

The foreign-buyer limits matter more at the top end

A foreign buyer needs Council of Ministers permission and may buy in one of a few forms. For villas: a detached house on land of up to 3,300 m² with no second dwelling, or, inside a housing estate or site, 2 two-storey detached villas (Decree-Law 119/2026, TRNC Official Gazette No. 196, 6 October 2026). A plot for one dwelling is capped at 1,338 m². Large estates may not fit, so ask your lawyer for a written view on the exact parcel before you make an offer.

A company with any foreign share still counts as foreign. The rules are in Can foreigners buy property in North Cyprus? and the foreign-buyer rules log; a decree-law is temporary unless Parliament enacts it.

Title and permits on a large property

  • Title type: ask for it in writing before you reserve (title deed types).
  • Every structure: a guest house, pool or extra floor needs its own permit and approval certificate. An independent engineer compares the drawings with the site.
  • Several parcels and co-owners: each parcel needs its own search, and your lawyer matches the registered owner to the person signing.
  • Restricted areas: ask your lawyer to confirm in writing whether the parcel is restricted for foreign buyers.

Pricing, resale and the honest limits

There is no public transaction index for Northern Cyprus, and asking prices usually sit above the prices achieved. The buyer pool narrows as the price rises and permission adds time to a resale, so plan to hold for years. Costs beyond the price are in the total cost of villa ownership. NORTHEA publishes no yield figure.

How a purchase runs with NORTHEA

NORTHEA is a licensed estate agent acting for the buyer, not a portal or a developer. You write a brief, and a named advisor searches listed and unlisted villas against it (see off-market villas in Kyrenia). Your own TRNC-licensed lawyer verifies title, permits and eligibility before you pay more than a reservation deposit. NORTHEA keeps the timetable: contract registration within one month, transfer fees within 75 working days of the permission being published, title within one year. Ask your lawyer when each period starts. Fees are set out in writing in the engagement letter first; see private acquisition.

Exceptions and limits. Prices are portal asking prices collected on 25 September 2026, not sale prices; every villa cell is a small sample. Rules can change, and a decree-law is temporary unless Parliament enacts it.

Questions buyers ask

Can foreigners buy North Cyprus luxury villas for sale on large plots?

Within limits: a detached house on land of up to 3,300 m², or a plot of up to 1,338 m² for one dwelling, with Council of Ministers permission. Larger land needs your lawyer's written view first.

How much does a luxury villa for sale in North Cyprus cost?

There is no single figure. NORTHEA's index shows median villa asking prices of €3,880 per m² in Bellapais and €2,260 in Kyrenia town (25 September 2026), from small samples.

Where is a luxury villa in Kyrenia, Northern Cyprus, usually found?

More often in villages such as Bellapais (Beylerbeyi), Çatalköy, Alsancak and Lapta than in the town itself.

Are all luxury villas in North Cyprus advertised?

No. Some owners sell privately. The same title, permit and permission checks apply to every villa.

Does buying a luxury villa give me residence or citizenship?

No. Ownership, residence and citizenship are separate matters; a home can support a short-term residence permit application under separate rules. A lawyer or immigration specialist confirms your position.

Do I need my own lawyer?

Yes: an independent TRNC-licensed lawyer who acts only for you, appointed before any deposit.
