Off-market villas in Kyrenia: how qualified buyers gain access
As of 11 October 2026, an off-market villa in Kyrenia is one whose owner sells without public advertising. Buyers reach it through an advisor the owner has authorised, usually after qualifying with a written brief, identification and proof of funds. Off-market is not a discount and not a shortcut: title, permit and purchase-permission checks apply exactly as for a listed villa.

The full answer
An off-market villa in Kyrenia is one whose owner has chosen to sell without public advertising. A buyer reaches it through an advisor the owner has authorised to introduce it, usually only after the buyer is qualified: a written brief, identification, proof of funds and sometimes a confidentiality undertaking. Off-market is not a discount and not a shortcut. Title, permit and purchase-permission checks apply exactly as they do to a listed villa.
What "off-market" means, and how to test the claim
A property is off-market when its owner has authorised a sale but not public marketing: no portal listing, no board and no advertised price. The phrase is used loosely in property marketing. A villa that appears on a portal under another agent's name is not off-market, however exclusive the introduction feels. Northea's own rule is that "off-market" is used only where factually accurate and authorised by the owner (see legal information).
Three questions test the claim:
- Who has authorised the introduction? Ask whether the person presenting the villa holds a written mandate from the registered owner, or is passing on a lead from someone else.
- Has it been advertised anywhere? Ask directly, and search the main portals for the village, the plot size and the photographs.
- Who else has seen it? A villa shown quietly to many buyers through many agents is a pocket listing, not a private sale. It may still be a good property, but its price behaves differently.
Why Kyrenia owners sell privately
Kyrenia is the north coast's principal town, with a mature resale market alongside new stock (see Property for sale in Kyrenia). Owners choose a private route for reasons that are usually personal (Northea analysis): they do not want the house photographed and published, they want to test a price without a public reduction later, they need to sell discreetly because of an inheritance, a separation or a move, or the house is let and the tenants should not be disturbed. Northea's Sell Privately route is built for that: terms agreed in writing, no public advertising unless instructed, and no portals, no boards and no price bursts.
For a buyer, two things follow. The owner controls what is shared and when. And the owner usually wants to deal with few, serious buyers. That is why qualification comes before details.
How qualified buyers gain access, step by step
- A written brief. Location, type of villa, use, budget, timing and non-negotiables (see Private Acquisition). Without a brief, an advisor cannot ask an owner for a viewing.
- Client profile and advisor approval. The advisor confirms who you are and that the brief is realistic for the property. Access to the Private Collection is by request and follows that review.
- Identification and proof of funds. Owners of private villas rarely open their house to a buyer who cannot show the means to buy it. Northea applies AML/KYC procedures, including identity verification, source-of-funds documentation and sanctions screening, before introductions and transactions.
- Confidentiality undertaking, where appropriate. Some owners ask for a short non-disclosure agreement before the address, the owner's identity or documents are shared.
- The dossier. A summary of the material facts: location, areas, title information, permits, distances, running costs and what is included. Ask for documents, not descriptions.
- A private viewing. Arranged around the owner. Bring the questions from the due diligence guide.
- Offer and independent checks. Make the offer in writing and make it subject to your lawyer's checks. Your own lawyer verifies the title, the seller's authority, the permits and your eligibility before you pay more than a reservation deposit.
Where off-market villas tend to be around Kyrenia
Kyrenia's property splits roughly into apartments in and around the town and villas in the hillside villages that ring the coast and hills nearby: Bellapais, Çatalköy, Alsancak and Lapta (see Property for sale in Kyrenia). Each has a different character:
- Kyrenia town and harbour. Walkable town life. The shoreline is rocky, with small beaches at Karakum, and the Old Harbour is about 1 km from the centre. The nearest private hospital, in Karakum, is about 3 km (8 minutes) away (see Kyrenia).
- Bellapais. A hillside village above Kyrenia around a Gothic abbey, with no coastline of its own. The English School of Kyrenia is about 1 km away and Kyrenia Old Harbour about 5 km (see Bellapais).
- Lapta and Alsancak. West of Kyrenia. Lapta is an established village and long-time expatriate base with older villas, newer complexes and a seafront promenade; Alsancak is a village and resort strip with hotels and beach clubs (see Lapta, Alsancak and Kyrenia vs Lapta).
There is no public transaction index for Northern Cyprus, so no one can show how many villas change hands privately in each village. Treat any claim of "the only" or "the last" with care.
Pricing without a public listing
A private sale has no public asking price to anchor on, so evidence matters more. Northea's price per m² index gives a dated starting point from listed villas. In the sample collected on 25 September 2026, median asking prices for villas were €2,260 per m² in Kyrenia town (n=12), €3,880 in Bellapais (n=11) and €2,680 in Lapta and Alsancak combined (n=18). The index itself warns that portal samples under-represent private resales and off-market property. These figures describe listed villas, not the private market; the Method and Limits sections on the index page explain how to read them.
Ask the advisor for:
- the evidence behind the price: dated asking prices of comparable villas and any completed sales that can be documented;
- built area, covered terraces and plot area, each stated separately;
- the title type, which can move the price materially (see Title deed types in Northern Cyprus, explained);
- what is included: furniture, art, equipment;
- annual running costs: staff, garden, pool, insurance and municipal tax (see Total cost of villa ownership).
A private sale can be priced above the listed market because the owner is under no pressure, or below it because the owner wants speed and discretion. Neither is a rule.
Risks that are specific to private sales
The checks are the same as on any purchase. The full list is in Property due diligence in North Cyprus. Private sales add pressure to some of them:
- Authority to sell. Long-held villas can have co-owners, heirs, or a company behind them. Your lawyer checks the registered owner on the Land Registry search against the person signing.
- Charges and orders. A mortgage or court order is no less likely because a house was never advertised. Ask your lawyer to obtain the search certificate early.
- Unpermitted works. Older villas often have extensions, pools or annexes added over time. Each needs a permit and an approval certificate. Ask for the approved drawings and have an engineer compare them with the house.
- Speed and exclusivity. Being told that "another buyer is ready" is a common pressure point. Before you agree to anything, ask your lawyer: Is any exclusivity period in writing, with a clear end date? Is the reservation deposit refundable if the checks fail, and is that in writing? (The second question is one of the 15 in our due diligence guide.)
- Who represents whom. In a private sale the advisor may hold the seller's mandate. Ask whether that is the case and who pays the advisor's fee. At Northea, fees and who pays them are set out in writing in the engagement letter before any service is rendered (see pre-contractual information).
Official rule. Your eligibility as a foreign buyer is the same in a private sale. Under Decree-Law 119/2026 you may buy, among other forms, a detached house on land of up to 3,300 m², or 2 two-storey detached villas within a housing estate or site, with purchase permission from the Council of Ministers (art. 4, replacing s. 8(1) of Law 52/2008; TRNC Official Gazette No. 196, 6 October 2026). The stamped contract must be registered at the District Land Registry within one month, with the taxes and fees due on the sale paid and the permission application filed, or it is void (s. 8(6)(1)). Eligibility and the full limits are explained in Can foreigners buy property in North Cyprus?, and dated changes are logged on foreign-buyer rules.
What Northea shows in public, and what it does not
The dossiers on Northea's Private Properties pages, such as Illustrative: Kyrenia — Off-Market Trophy Properties (Private Residence 140), are illustrative. Illustrative dossiers are examples of format and are not offers. Verified material replaces them on engagement (see pre-contractual information).
What this page does not do
Northea is not a law firm, tax adviser or immigration adviser. This page explains how private villa sales work and which checks apply. It is not legal advice. Confirm every point with your own TRNC lawyer before you commit.
Legal review: checked by a lawyer registered with the KKTC Bar. The legal points above are taken from the TRNC Official Gazette. This page has been checked by a lawyer registered with the KKTC Bar.
Exceptions and limits. Off-market is not a discount or a shortcut. A private sale has no public listing to price against, and title, permit and purchase-permission checks apply as to any villa.

Questions buyers ask
What does off-market mean for a villa in Kyrenia?
The owner has authorised a sale without public marketing: no portal listing, no board and no advertised price. A villa listed on a portal by another agent is not off-market, even if it is introduced privately.
How do I get access to off-market villas in Kyrenia?
Send a written brief, then expect a short qualification: identification, proof of funds and sometimes a confidentiality undertaking. Details, documents and viewings follow once the owner agrees to the introduction.
Are off-market villas cheaper?
Not as a rule. Some owners accept less for speed and privacy; others ask more because they are under no pressure. Price a private villa against dated comparables, its title type and its documented areas.
Do the foreign-buyer rules apply to private sales?
Yes. Purchase permission, the limits in Decree-Law 119/2026 and the one-month contract registration deadline apply whether or not the villa was advertised. Your lawyer confirms your eligibility before you pay more than a reservation deposit.
Why do I have to sign a confidentiality agreement?
Some owners want their identity, address and documents kept private. A short undertaking protects them and allows the advisor to share the full dossier. Read it before signing and ask your lawyer if it contains anything beyond confidentiality.
Is the villa on Northea's Private Residence 140 page for sale?
No. It is an illustrative dossier: an example of how Northea presents a property of that class. Its figures, statuses and images are illustrative and are replaced by verified material on engagement.
