Kyrenia luxury property market in 2026: what buyers should know
As of 14 October 2026, Kyrenia's luxury market is mostly villas in the villages around the town (Bellapais, Çatalköy, Alsancak, Lapta) rather than apartments in town. Northea's index shows median asking prices of €2,260/m² for Kyrenia villas (n=12) and €3,880/m² in Bellapais (n=11), collected 25 September 2026. These are asking prices; achieved prices are usually lower and there is no public transaction index.

The micro-areas
"Kyrenia" on a listing can mean the town itself or any of the villages along the coast and hills around it. At the top of the market the village matters more than the town name. The descriptions below follow Northea's area data.
- Kyrenia town and the harbour: walkable services, restaurants and the old harbour; mostly apartments, with a rocky town shoreline.
- Karakum: on the coast road just east of town, below Bellapais; small beaches and the Dr Suat Günsel University of Kyrenia Hospital 3 km from the centre.
- Çatalköy: a village east of Kyrenia named, with Bellapais, for frontline and architect-built villas in the existing Kyrenia guide.
- Bellapais: the hillside village around the Gothic abbey, favoured for sea and mountain views, 5 km from the harbour and 1 km from The English School of Kyrenia. See villas for sale in Bellapais.
- Alsancak: the resort strip about 10 km west, with hotels, beach clubs and Necat British College 2 km away.
- Lapta: an established expatriate village 16 km west, with a seafront promenade and Delta Marina about 6 km further west.
What is for sale
Northea analysis: in town, stock is mostly resale and near-complete apartment blocks; villas are concentrated in the surrounding villages, and there are fewer large off-plan complexes than in İskele or Esentepe. At the top end, buyers usually weigh a resale villa, which can be inspected and surveyed, against a newer or off-plan house, which adds the developer's delivery and title-issuance risk (off-plan developer checks). Some owners sell privately; our guide to off-market villas in Kyrenia explains how access works and how to test the claim.
Asking-price evidence, dated
The figures below are Northea's own price per m² index: median asking price per square metre from portal listings collected on 25 September 2026, converted at GBP→EUR 1.17 (indicative, as of 22 September 2026). Every cell is a small sample.
| Cell | Median €/m² | Interquartile range | Sample | Median asking price · size |
|---|---|---|---|---|
| Kyrenia town, villas | €2,260 | €1,870–2,640 | n=12 | €470,000 · 216 m² |
| Bellapais, villas | €3,880 | €2,520–4,250 | n=11 | €1,223,000 · 380 m² |
| Lapta & Alsancak, villas | €2,680 | €2,050–2,950 | n=18 | €461,000 · 173 m² |
| Kyrenia town, apartments | €1,610 | €1,410–2,340 | n=11 | €169,000 · 97 m² |
How to read it: a median of €2,260/m² for Kyrenia villas means half the sampled asking prices were below that figure and half above. The interquartile range shows the middle half of the sample. With 11 to 18 listings per cell, one unusual house can move a median; use the cells to test whether an asking price is in the usual band, not to value a specific home. The methodology page sets out the method and its limits.
How liquid the top end is
Northea analysis: there is no public transaction index for Northern Cyprus, and asking prices usually sit above the prices actually achieved. The pool of buyers narrows as the price rises, and a foreign buyer needs purchase permission from the Council of Ministers under Decree-Law 119/2026 (foreign-buyer rules), which adds time to every sale. Northea publishes no figure for how long luxury villas take to sell, because no reliable source exists. Plan to hold for years, not months, and read the selling guide before you buy.
What moves value
Northea analysis, from the factors buyers and their lawyers ask about most at this level:
- Title type and history: a title with no Greek Cypriot pre-1974 owner is preferred by many buyers; see title deed types.
- View and position: protected sea views, and whether a neighbouring plot can be built on.
- Plot, access and privacy: plot size, a legal access road, and how overlooked the house is.
- Permits: a building permit and completion paperwork that match what was built, including pools and extensions.
- Distance to daily life: the school run, the hospital, town and Ercan; compare areas in luxury villa areas, compared.
- Condition and build quality: an independent survey, especially for older houses and hillside sites.
Checks before you reserve
- Compare the asking price per m² with the index range for the village, not only with other listings.
- Appoint an independent TRNC-licensed lawyer who acts only for you, before any deposit.
- Ask for a written title report: title type, chain of title, encumbrances, permits and any known claims.
- Commission an independent survey of the house, the pool and any retaining walls.
- Confirm your eligibility for purchase permission, and diarise the one-month contract-registration deadline.
- Agree the contract currency and the payment schedule before you sign; see banking and moving funds.

Questions buyers ask
How much does a luxury villa cost in Kyrenia?
Northea's index shows a median asking price of €470,000 for Kyrenia villas (median 216 m², €2,260/m², n=12) and €1,223,000 in Bellapais (median 380 m², €3,880/m², n=11), from listings collected on 25 September 2026. These are asking prices, not sale prices.
Which part of Kyrenia is most exclusive?
On asking prices, Bellapais: its villas have the highest median asking price per m² in Northea's index. Çatalköy is also named for frontline and architect-built villas. Exclusivity for you may mean privacy, a view or a short school run instead.
Are Kyrenia property prices rising in 2026?
Northea does not forecast prices, and there is no public transaction index for Northern Cyprus. The index is a dated snapshot of asking prices (25 September 2026); it will be refreshed, and comparisons over time will be published with their dates.
How easy is it to resell a luxury villa in Kyrenia?
It takes time. Asking prices usually sit above achieved prices, the buyer pool narrows at the top, and a foreign buyer needs purchase permission. No reliable figure for selling times exists, so plan to hold for the long term.
Are there off-market villas in Kyrenia?
Yes, some owners sell privately without public listings. Ask how the property can be verified, and run the same title, permit and contract checks as for any listed home.
Do I need my own lawyer to buy in Kyrenia?
Yes. Appoint an independent TRNC-licensed lawyer who acts only for you, not the seller's or developer's lawyer, before you pay any deposit.
