Townhouse for sale in North Cyprus: attached, semi-detached or detached

Short answer

As of 15 October 2026, a townhouse for sale in North Cyprus sits between an apartment and a detached villa, and that matters because the foreign-buyer rules treat apartments, detached houses and villas on an estate differently. Ask your lawyer in writing which category the exact house falls into, what is shared with neighbours and whether it has its own title.

What a townhouse is, and why the label needs a definition

In this guide a townhouse shares at least one wall with a neighbour, usually in a row or on a development; a semi-detached house shares one wall, and a detached house stands alone. Marketing uses the words loosely, so ask the seller to state in writing whether the house is attached, semi-detached or detached. NORTHEA's Esentepe guide describes the local stock as three- and four-bedroom detached and semi-detached houses in gated or golf-adjacent developments, with a smaller apartment and townhouse segment.

Townhouse for sale in North Cyprus: where to look

Esentepe is the clearest case on NORTHEA's pages: a townhouse segment beside detached and semi-detached villas, near Korineum Golf & Country Club. Kyrenia (Girne) splits between apartments in and around the town and villas in the surrounding villages, so a townhouse in Kyrenia, Northern Cyprus, is something the dossier must show, not something to assume. İskele (Long Beach) and Famagusta (Gazimağusa) are mainly apartment markets. Check daily distances on the area pages and read the Esentepe villas guide.

Which foreign-buyer category a townhouse fits

A foreign buyer needs Council of Ministers permission and may buy in one of a few forms: a plot of up to 1,338 m² for a single dwelling, up to 3 apartments, a detached house on land of up to 3,300 m², or, within a housing estate or site, 2 two-storey detached villas (Decree-Law 119/2026, TRNC Official Gazette No. 196, 6 October 2026). Project caps also exist: at most 80% of a housing project in a zoned area may be sold to foreigners.

NORTHEA's pages do not say how an attached townhouse is classified. Ask your lawyer to name the category in writing and to count what you already own. The full rules are in Can foreigners buy property in North Cyprus?.

What is shared, and who pays

A villa inside a managed site sits between an apartment and a private plot: some things are shared, others are not, and the site rules decide which. For a townhouse, ask for written answers:

  • Which walls, roofs, drains, boundaries and access roads are shared, and who maintains them?
  • Is there a service charge, what does it cover, and are there arrears on this unit?
  • Do the pool, garden and security belong to the house or to the site?

The lines to budget are in the total cost of villa ownership.

Title, permits and new builds

Ask whether the house has its own title deed (koçan) or sits within a parent parcel. On a new build, check the land title, the construction permit for the phase and whether earlier phases reached approval certificates and individual title deeds; the Land Registry does not register permit-requiring works without the approval certificate. Tie payments to construction milestones, not dates. See title deed types, off-plan developer checks and property due diligence.

Price evidence, and how NORTHEA works

NORTHEA's price per m² index has cells for villas and apartments, not townhouses, so it gives no townhouse price. Compare dated listings of the same type with a stated built area. NORTHEA acts for the buyer, shortlists against your brief and coordinates your own TRNC-licensed lawyer, who verifies the title, the permits and your eligibility. Fees are set out in writing in the engagement letter first; see private acquisition.

Exceptions and limits. NORTHEA's pages do not say how an attached townhouse is classified under the foreign-buyer limits, and the price index has no townhouse cell; both are questions for your lawyer and for dated comparables.

Questions buyers ask

Can foreigners buy a townhouse for sale in North Cyprus?

Yes, with Council of Ministers permission and within the limits of Decree-Law 119/2026. NORTHEA's pages do not say how an attached house is classified, so ask your lawyer to name the category in writing.

What is the difference between a townhouse and a detached house?

A townhouse shares at least one wall with a neighbour; a detached house stands alone. The foreign-buyer limits treat detached houses and apartments differently, so state the type in the contract.

Is there a townhouse in Kyrenia, Northern Cyprus?

Kyrenia's market is mostly apartments in town and villas in the villages. Ask your advisor for attached units in the dossier; NORTHEA's pages name Esentepe for a townhouse segment.

What does a townhouse cost beyond the price?

The one-off purchase costs and, on a managed site, a service charge; ask what it covers. The taxes and costs guide explains each line, and NORTHEA gives no rates here.

Does a townhouse have its own title deed?

Not necessarily. Ask whether it has its own koçan or sits within a parent parcel, and, on a new build, whether individual title deeds followed completion on earlier phases.
