Terms of service
The general terms on which Northea provides advisory, coordination and residence-management services. The signed engagement letter prevails over this summary.

Engagement
Services begin when an engagement letter is signed by the client and Northea. The letter defines scope, fees, exclusivity (if any), duration and termination.
Scope of services
Property search and sourcing; private viewings and tours; negotiation support; dossier preparation with document statuses; coordination of independent lawyers, accountants, banks, surveyors and immigration professionals; completion coordination; furnishing, management and resale coordination; residence management under a separate schedule.
What Northea does not do
Northea does not give legal, tax, financial, investment or immigration advice, does not hold client money, does not act as escrow, does not guarantee title, permissions, timing, prices, rental income, appreciation, currency rates or the outcome of any application.
Client obligations
Provide accurate information; complete AML/KYC requirements when asked; engage independent legal representation; pay third-party costs directly; keep confidential material confidential.
Fees
As set out in the engagement letter. Where a fee is payable on completion, it becomes due on transfer of title or, for off-plan purchases, on signature of the contract of sale unless the letter states otherwise.
Residence management
Retainers are quoted per residence after a first inspection and exclude VAT, consumables and contractor costs. Emergency works above an agreed threshold require prior approval except where delay would cause damage.
Liability
Northea's liability is limited to the fees paid for the service concerned, except where liability cannot be limited by law. Northea is not liable for acts or omissions of independent professionals, developers, owners or authorities.
Termination
Either party may terminate on written notice as set out in the engagement letter. Fees for services already rendered remain payable.
Governing law and disputes
TRNC law governs. Parties will attempt to resolve disputes amicably before commencing proceedings in the competent courts of the TRNC.
