Who provides the service

The service is provided by Northea Private Property Advisory ("Northea"), a private property advisory and acquisition coordination house operating in Northern Cyprus (TRNC). Registered office, company registration and estate agency licence details are stated on engagement documents and provided on request.

Nature of the service

Northea provides property search, sourcing, private viewings, negotiation support, dossier preparation, coordination of independent professionals and aftercare. Northea is not a law firm, bank, tax adviser, immigration adviser, investment adviser or escrow provider and does not provide regulated advice of any kind.

Independent lawyers, accountants, surveyors, banks and immigration professionals engaged in the course of a transaction remain responsible for their own advice under their own engagement terms.

Fees and costs

Northea's fees, and whether they are payable by buyer, seller or both, are set out in writing in the engagement letter before any service is rendered. Third-party costs (legal fees, taxes, official charges, surveys, translations, banking charges) are payable by the client directly to the relevant party unless otherwise agreed in writing.

Property information

Property information is provided in good faith from sources including owners, developers, land registry records and independent checks where possible. Illustrative dossiers are examples of format and are not offers. Verified material replaces them on engagement.

Every acquisition is subject to independent legal review of seller, title, encumbrances, permissions and contract before commitment.

Ownership, residence and citizenship

Property ownership, immigration status and citizenship are separate legal matters. Northea does not promise, arrange or guarantee residence permits or citizenship and makes no representation about their availability.

Right of withdrawal

Before an engagement letter is signed, either party may end discussions at any time without cost. After signature, the withdrawal and termination terms of the engagement letter apply. Where consumer-protection rules grant a statutory withdrawal right, that right is unaffected.

Language and governing law

Engagement documents are issued in English; a Turkish translation is provided on request. The English version prevails in case of divergence. Engagements are governed by the laws of the TRNC unless the engagement letter states otherwise.

Complaints

Complaints may be sent to advisory@northea.dev. Northea acknowledges complaints within five working days and responds substantively within thirty days.
